Walled garden with cottage to rent

Hi,
We have the sweetest 2 bed cottage with about a hectare of walled garden including potting sheds galore to rent. The past few tenants have taken it on and found the job of keeping up the garden too much. Can anyone offer advice as to where to find the right tenants who would have the energy and enthusiasm to bring this garden back to life. Is there a garden specific property rental site out there? It is in the Scottish borders and just the right amount of remote.
Any advise (or interest) would be welcome....

I think you may be asking too much of the average tenant
Perhaps it would be best to have a basic maintenance plan in place as part of the tenant contract and carried out by a local garden company, which would then be factored into the rent.
Some of the agents who deal with rural property may have better advice - Strutt and Parker would be one, although I don't know how much rental stuff they do.

Ooh I didn't mean it as an ad...! We have had agents dealing with it in the past and thought we might be able to be able to put more consideration and time to seek out people that would really care. If only we had enough hands to take take it on but we are building our own house at the moment and too many other projects. It would make the most amazing market garden or smallholding, lifestyle thing I guess

Bet that would suit me but I'm still to decide where my future lies - gardening or sailing....... Hmmmm .... hard one....
missknottie, I would have to agree with fairygirl. Advise the letting agent that you are open to arranging a garden maintenance service as an additional option to the basic rent. You can then either aim your rental cost at rent only of £x per month or add onto it with the garden serviced.
Best to call a couple of local garden maintenance firms and ask them all to give you quotes on the weekly/monthly costs for them to come out and do all the work. You can then offer this to potential tenants as an option, and include it in the AST.
From your description, a lot of people would love to live in your cottage, however, the majority of tenants (in my experience) are put off by large gardens and having to get the mower out every weekend throughout the summer.
Once you have your tenant, put the garden job out to tender with the local firms.
Thank you for your advice , I will certainly look into it and start finding some local gardeners for quotes.

There's also The Scottish Farmer which is the farming publication up here, and since you're in the borders that might give you more scope.

And if someone's going to put a lot of time and energy (and money) into the property, then a long secure tenancy would be more likely to get the right tenants.
